VERO SADE AND GOOD CITY STUDIO JOINED FORCES TO GIVE THIS WEST VILLAGE LUXURY HIGH-RISE A MULTIMILLION-DOLLAR MAKEOVER.

You know what they say: Everything’s bigger in Texas, and its real estate scene is certainly no exception. When Dallas isn’t busy sprouting out new subdivisions or adding sky-high apartment buildings, it’s breathing new life into its already-established spaces. Take, for example, the recent multimillion-dollar makeover of 3700M—a 381-unit luxury high-rise sitting in the heart of the buzzy West Village neighborhood. To spearhead the project, building owner Vero Sade, a Houston-based multifamily developer, tapped East Coast design shop Good City Studio, who is well-versed in high-profile multifamily properties, health and wellness-focused projects, hotels (think Colorado’s Snowmass club and Equinox Hotels) and more, to help tackle the project. Together, the duo fine-tuned the building’s aesthetic and ethos, creating a perfectly polished luxury stay that fosters social connections and highlights Dallas’ modernity and suave style.

When discussing the building’s design aesthetic, the team honed in on an eclectic mix of colors, patterns and artwork. Potter admits, “We want people to pause and wonder, ‘Who decided that an earthy terra cotta tile on the face of the bar goes with the luxe, exotic green marble on the bar top?’ We want people to be challenged and inspired to learn more about the contents reflected in some of our more daring, provocative pieces of artwork.” PHOTOGRAPHED BY JULIE SOEFER

THE PRIORITY

“Vero Sade created a new multifamily platform with a central mission to bring people together in profound and meaningful ways,” says Vero Sade co-founder Dan Bassichis. “We believe that the deepest and most enduring bonds between people are formed in genuinely personal environments, where people can let go and be their truest selves. With that in mind, our No. 1 priority in reimagining 3700M was to create a place where people feel at home.”

THE STRATEGY

Leaning into a mélange of personality-packed moments, the team set out to curate a warm and inviting aesthetic. “To make our spaces feel more welcoming, we utilized surprising color and material combinations, some quirky pieces of furniture, and unique artwork from the personal collection of Kelvin Beachum, offensive tackle for the Arizona Cardinals and investor in Vero Sade,” shares Good City Studio founder and creative director Amanda Potter. “Unlike most apartment and condo communities, which can often feel slick and vanilla, our spaces were designed to evoke a sense of curiosity.”

THE HOMES

As for the apartments themselves, let’s just say its residents are living the high life. “The building’s residences take apartment living to new heights with completely revamped studio, oneand two-bedroom homes spanning 562 to 1,475 square feet and featuring graciously proportioned open-concept living spaces, as well as oak flooring, floor-to-ceiling windows and recessed lighting throughout,” Potter says. Inside, luxury living takes on a new meaning with chef-inspired kitchens— complete with built-in pantries, light wood cabinetry, singleslab quartz countertops and upgraded stainless steel appliances (including a wine fridge, we might add)—spalike baths, walkin modular closet systems by Organized Living, and even expansive patios and balconies for select units.

“A percentage of units have been allocated for short-term rentals and have been fully outfitted in high style for discerning travelers and locals seeking furnished accommodations for a minimum of one week,” adds Bassichis. “Short-term visitors enjoy full access to building amenities and programming, creating a resortlike experience for business or leisure stays.”

THE AMENITIES

Sprinkled throughout the space is a smorgasbord of showstopping amenities in bold, breathable spaces with ample room for entertaining and gathering. “The heart of 3700M is the seventh floor, 6,700-square-foot amenity level with postcard views of Dallas,” unveils Bassichis. “A hub of activity and activation, it now encompasses premier indoor and outdoor elements including an array of welcoming lounge and seating areas, rooftop pool with cabanas and summer kitchens, yoga studio, expansive 24/7 fitness center outfitted to premium club standards with Technogym equipment, plus a wellness terrace for additional programming.”

THE OUTCOME

The project took three years, but every moment was worth it. The well-deserved face-lift effortlessly fused the practical concerns of a fundamentally commercial environment with the serene ambiance of a well-loved home. Potter adds, “We made painstaking efforts to ensure that the layout of our spaces was conducive to people engaging comfortably in various settings and group sizes. We have intimate gathering spaces for two people to chat quietly, large open gathering spaces for 50 people to cheer on the Cowboys, and everything in between.”
