What aspect of the job do you prioritize most? To be successful in this industry, you must live and breathe real estate daily and be accessible 24/7. It is a very competitive business, and our customers and clients want and deserve top priority with immediate service. You must be knowledgeable about properties, know the market well and have strong negotiation skills. I always give my honest opinion and act in the best interest of my clients instead of prioritizing the potential commission. Often, there is a seller who wants to sell and a buyer who wants to buy, and the deal just does not get done—never give up.

What sets your work apart from other real estate brokers in the industry? My proven results set me and my business apart! More than any other broker, I have sold almost $6 billion across the Hamptons. I view my team as a boutique firm within a large corporation, with my social media manager, website, public relations representative, videographer, photographer and two excellent experienced brokers—Sharon and Cutter. I am proud to couple those resources with Corcoran and all they offer.

What advice can you give to sellers and buyers? Pick the best broker to represent you. Get your house ready, as first impressions are essential. Do not overprice your property—rather, price the property to sell—because buyers are not overpaying. It is crucial to ensure everything has a certificate of occupancy and is properly permitted. If any mechanical/technical/systems issues come up, it is a good idea to disclose or fix them beforehand. I advise buyers to use the best, most experienced broker—it is a great time to buy!

What is your favorite local dinner spot? It is hard to pick just one favorite local restaurant! In summer, Le Bilboquet and Beacon are great, and Tutto il Giorno is always excellent. The American Hotel and Ponte or Bridgehampton Inn are my go-to in winter. Bistro Ete in Water Mill and Nick & Toni’s are other favorites.

What neighborhood are you loving right now? Sag Harbor, with summer coming—and our boat there—is great. Sagaponack has done an excellent job remaining so rural and charming, boasting great beaches and walking. The farm stands in Bridgehampton and Water Mill are great, too, and Southampton and East Hampton are fun places to shop!

What does your most recent listing look like? The just-listed parcel at 125 and 128 Dune Road, Bridgehampton, is a fantastic opportunity. The property includes a casual-contemporary oceanfront beach house sitting high on the dunes, with separate guest quarters and a gunite pool on 1.2 acres. It is complete with an additional 0.41 acre of land fronting Mecox Bay with a walkway and use of the bay. The sparkling ocean views and stunning bayside sunsets are simply unmatched. susanbreitenbach.com;corcoran.com
