At nearly 13,000 square feet, 4390 Paran Place NW is just one of Doyle | Goodrowe’s successful Atlanta listings.

A moderate climate. Relatively low cost of living. Extremely high quality of life. A pro-business environment. These are just a few of the reasons people have been flocking to Atlanta in recent years from major markets like New York City, San Francisco, L.A. and south Florida. Atlanta is now the epicenter of growth in the South, and according to the latest national census, Atlanta surpassed both D.C. and Philadelphia to take over as the 6th largest MSA (Metropolitan Statistical Area) in the nation.

These transplants bring with them a fresh perspective and new standards and expectations, and the impact is evident in everything from politics (Georgia has moved from a red state to a purple state due to an influx of more progressive perspectives) to housing styles, as demand for more modern architecture and design is growing.

As modern homes have started popping up in neighborhoods across Atlanta, Matthew Doyle and David Goodrowe, the founders of the eponymous Compass-powered real estate team, Doyle | Goodrowe has become the go-to experts for buyers and sellers seeking homes that are, as they say, “bold, unique, and different.”

Not only does the team offer clients deep local expertise, but they co-founded Atlanta Modern Homes, a social media platform celebrating the wide range of modern residential architecture throughout the city. Here you’ll find everything from sleek, contemporary new builds and modern, renovated tudors to prairie-inspired custom homes.

1755 N. Rock Springs Road, a modern design masterpiece, recently sold for $3.45 million.

Often referred to as “the modern guys,” Doyle and Goodrowe have witnessed firsthand the influx of buyers seeking a fresher style, and they have represented a number of recent notable modern properties with highly successful outcomes. One such property is 1755 N. Rock Springs Road.

“For developers building homes on spec—without having a buyer already—it takes immense courage to build and hope they come,” they explain. “And this was one of the city’s boldest and most visionary spec homes ever to be built.”

The property was featured in an array of press outlets, including the Atlanta Business Chronicle and 11AliveNews. Everyone was eager to see what would happen. Doyle and Goodrowe represented the property, and it ultimately sold for $3.45 million. Additionally, the home’s architect and principal developer, Sheila Lee Davies, was awarded the AIA Georgia Honor Aware of Architectural Distinction in May of 2024 for this home.

With each success story, we will see larger and more bold modern homes being built. A true testament to this is 4390 Paran Place, measuring nearly 13,000 square feet—the largest modern home ever build in Atlanta. Doyle and Goodrowe listed the property in May, and it quickly went under contract after receiving multiple offers.

“Its size warranted a hefty price tag and many questioned its ability to sell, but the demand for this type of home was there,” they say. The list price is $7.5 million.

While these are examples of highly bold and unique offerings, the team is also seeing a glutton of cookie-cutter moderns hitting the market with less and less market appeal. “As these homes sit empty and struggle to sell, we hope builders and developers will start to take note,” they say. “Buyers of modern homes do not want a house that looks exactly like their neighbors. Modern buyers, like the developers building them, are bold and unique.”
